For homeowners who have decided to sell independently but want professional preparation, positioning, and presentation. Market-Ready delivers a defined set of work — from readiness review through photography, media, and launch materials — as a single flat-fee engagement.

$1,750 for conventional residential properties up to approximately 2,400 square feet. Larger, luxury, acreage, multi-structure, and unusually complex properties are individually scoped.

Market-Ready concludes when the property is prepared, positioned, photographed, and equipped for an independent launch.

The engagement does not include offer negotiation, contract advice, transaction coordination, showing management, or brokerage representation. If you later decide you want any of those services, Seller Representation is available as a separate engagement.

If you complete Market-Ready and later decide to work with Heather on a full listing, the professional work you’ve already paid for isn’t charged again. The $1,300 professional-services fee becomes your listing retainer, applied against Heather’s commission at a successful closing.

Market-Ready has two cost components: a $1,300 professional-services fee and up to $450 in media contractor costs (photography, drone, etc.).

The $1,300 professional-services portion is earned upon fulfillment of Market-Ready. If you subsequently engage Heather and Bluefield Realty Group for full listing representation, that amount may be recognized as the listing retainer and applied against Heather’s listing-side commission at a successful closing, under the applicable brokerage agreement.

The professional-services fee was earned through the delivery of Market-Ready. It is not refundable if a listing is subsequently taken but does not successfully close.

The photography and media contractor cost is separate and is not applied as retainer under any circumstances.
